TIPS FOR RENTERS

Apartment for Rent, Condo Rentals, House Rentals etc …

      Looking for a rental unit in a chosen location, then make sure that you understand the rules that apply as it may vary from one project to another. Find below a list of questions to ask and learn as much as you can about the facilities and amenities, safety and security of the building. Know your budget and stay within. Be knowledgeable of what is included and what is not. Calculate your travel time and check around for public transportation, groceries, banks, laundry facilities and other services. Be knowledgeable of the local "Landlord and Tenant regulations Act" or "Tenant Protection Act" if any in your area.

Ask the Landlord:
Do I need to provide a letter of reference?

Can we put any promises or agreements in writing or part of the lease?

Type of heat and who pays for heating and if it is the responsibility of the tenant, you should be aware of the average cost. Who controls the thermostats?

Is the unit air conditioned, if yes who is responsible for the cost of energy and any other utilities including phone, cable etc…

Are the window coverings included?

Are children and pets allowed?

What is the limit of occupants permitted in the unit?

Is parking available and at what cost?

Will the unit be ready for occupancy on the first day of the lease?

Can I hang pictures on the walls?

Is there any storage space included?

Do you contract with an extermination service? (Pest control)

What about trash disposal?

What are the requirements for a full refund of my deposit?

Who do I call in case of emergency?

What do I do if I lose the keys of the unit?

Your inspection
      During the visit to the project, make sure that you are satisfy with the upkeep of the grounds and the common areas. Check for lights, floor coverings, condition of walls, elevators, cleanliness and even smell in the common areas.

Within the unit itself, inspect the followings:

      Condition of appliances, floor coverings, light fixtures, toilet function, hot and cold water, any drippings, sinks, shower and bath, any slow drainage. Locate the cable and electrical outlets. Look for water damage around the faucets area and on the walls and ceilings. Any sign of infestation. Inspect the balcony if any.

      Perform a window inspection for moisture and air infiltration and make sure that all the window screens are in place. Make sure the windows lock properly.

      Also find out about your close neighbors and how sound proof are the units. Take the time to stay by the main entrance to see what type tenancy occupies the project.

      Are you satisfied with the management and staff? Ask question around. How competent you think they are? Would they handle the situation in case of problems? What is their attitude when they talk to you and other residents or contractors?

Safety and Security
      When it comes to safety and security pay a very special attention. Look for the entrances, are they sturdy and secured.
Is there a good lock and intercom system?

Is there a security guard in the building?

Is the exterior lighting sufficient?

Is the unit door well secured?

Locate the fire escapes and nearest emergency exits. Are they kept cleared?

Take a look at the emergency lights and fire extinguishers and see if they have been inspected lately. Is the mailbox room in a secured area?

Do not forget to test the heat or smoke detectors within the unit.
